Wall Tie failure is common where a property is of basic 11" cavity construction with inner and outer brickwork levels bonded together with metal wall ties.
The existing connectors would be of standard pig iron fishtails particularly with properties constructed before the 1960's and would likely to be showing signs of accumulated rust due to oxidation, being more severe in coastal and exposed geographical areas. The corroding effects of metal will cause these existing ties to expand up to six times their original thickness which creates pressure where they are embedded and will result in water penetration. Initially, this can be confirmed by horizontal and step fracturing to the mortar pointing and render, followed by bowing of the brickwork which is a direct result of wall tie failure. Wall ties corrode faster in the outer leaf brickwork and therefore in this weakened state and being of a progressive condition could possibly break apart, leaving the outer leaf in an unstable condition.
